There are approximately a million empty properties within the UK, many of which could be successfully renovated to provide much needed housing. Those who find a vacant property, and are interested in carrying out this work, should contact the land registry. This allows the enquirer to discover the owner of the building, and whether or not any action is already in the pipeline. The local council can also inform those interested in developing a property of any current planning permission applications.

Occasionally, a council may earmark local properties as potential homes for people who already reside or run a business in the area. In this case a potential buyer might be required to sign an agreement stating that they intend to remain in the area for a specified time. In this situation the council may offer a grant for renovation in order to make the structure fit for human habitation.

These grants are however means tested, and do come with quite strict limitations, including the property being older than ten years and not a second holiday home. Also, if the person requesting the grant is an owner occupier, they must not have occupied the home for at least three years before the first application is made. Grants of up to £20,00 are available, and conditions are also imposed which have to be adhered to by an owner occupier for ten years after receipt. If these conditions are breached, or the property is sold within the condition period, the money will need to be paid back to the local authority.

Renovations needed to improve a property, render it fit to live in, and elevate it to the Decent Homes standard could qualify. Roof replacement, damp proofing, insulation, window and door replacement and heating are the usual options covered by a renovation grant. An important point to bear in mind is that the grant must be applied for and approved before any work is embarked upon.
